Icynene Attic Air Sealing: The Los Angeles Owner’s Guide

Signs Your Icynene Attic Air Sealing Is Failing

  • Hot rooms directly under the attic, even when the A/C runs constantly. This means conditioned air is leaking into the attic. With Icynene, the usual culprit is a gap at the top plates where the foam has pulled away from the framing. We see this most often in older Los Angeles homes built before 1980, where lumber movement over decades is common.
  • Dust trails or gray streaks on the foam itself. That’s air moving through a crack and depositing the particulates it carries. It’s the smoke trail that tells you exactly where your seal failed. In the San Fernando Valley, where Santa Ana winds drive dust into attics aggressively, this symptom shows up faster than in coastal zones.
  • You can feel a draft in the attic access hatch or recessed can lights below. Penetrations are the most common failure point for any air sealing system. Recessed lights, bath fans, plumbing vents: each one is a hole through your thermal boundary, and the sealant at those spots fails first.
  • Rodent or insect activity in the attic. Rats and mice don’t chew through Icynene the way they shred fiberglass, but they will exploit any gap where the foam meets the roofline or eave. Once they’re in, the air sealing at that entry point is compromised along with the insulation.
  • Higher summer electric bills without a change in usage. Los Angeles Department of Water and Power rates keep climbing, so the baseline is already rough. If your August bill jumped 20 to 30 percent over the previous year with the same thermostat setting, the attic thermal boundary is the first place we check.
